Q: How do I qualify to rent?
A: We will perform our background check for criminal, sex offender, eviction
and credit then our office will contact you to let you know if your application
was approved or denied.
Q: I did not have a pet when I moved in; may I have a pet now?
A: First, email your Property Manager of your request for a pet. Do not
move a pet into the property without permission. We will contact the owner
and submit your request. If the owner does allow the pet, a pet fee is be
required and must be paid before the pet can move it.
Q: Can you hold a place before I apply?
A: Unfortunately, we can only hold a place for you once you have viewed the home,
turned in an application, and paid the application deposit.
Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: Your first months rent is prorated and due upon lease signing. We will inform you of the
exact amount of prorated rent due prior to lease signing.
Q: How old do you have to be to apply?
A: Applicants must be at least 18 years of age to apply for one of our rental homes.
Q: Is the deposit refundable?
A: The deposit is only refundable after you have fulfilled the terms of your
lease. If you do not move into the home and your application has been approved,
the application deposit is non refundable. If you provide false information
on your application and have paid the deposit, your application will be denied
and the deposit will be forfeited as liquidated damages.
Q: Who needs a cosigner?
A: A cosigner is only going to cover for lack of income. If your income
does not meet our requirements, three times the monthly rent, a cosigner
would be needed.
Q: You have a property I want to rent. How do I apply?
A: You must first schedule an appointment to view the inside of the home.
After viewing the inside, everyone 18 years or older will complete a rental
application and submit the following forms; application fee, social security
cards, government issued id, and proof of income. Applications may be picked
up from our main office located at 5955 Ohio Street Beaumont, TX 77705.
Q: How do I pay rent?
A: Rent will be paid online through your online portal by using an account
and routing number or a debit/credit card. You may also pay at 7-Eleven,
Ace Cash, or CVS with cash using a barcode. You can get the barcode from
our office via email or we can print you a copy. There may be a convenience
fee depending on the payment method you choose.
Q: I want to get a pet. What do I do?
A: Your first step is to contact the office for approval. Once we obtain
approval from the owner, you will pay the one-time, non refundable, pet fee.
If you move in the pet prior to receiving approval and paying the pet fee,
you may also be responsible for paying a pet charge as well as the pet fee.
Q: I want to move out, but my roommate wants to stay. What do I do?
A: Before you can move out, you will have to contact the office. In some cases,
you would be able to move out if your roommate’s income meets the requirements
alone. If not, you will still be responsible for the remainder of the lease. If
you move out anyway and your roommate stays, you will still be held liable for
any damages, pet or maintenance fees, and rent payments. Meaning if your roommate
gets an eviction, it will go on your background as well.
Q: My lease expiration is coming and I want to move out. What do I do?
A: A written notice must be submitted to our office 30 days prior to move out.
Be sure to drop your keys off, as well as a forwarding address, to our office
when you do move out for your security deposit.
Q: Who is responsible for paying for repairs & maintenance requests?
A: In most cases, the owner will be responsible for paying for repairs and
maintenance requests. If the work request is non-hazardous, the owner has
the right to deny repairs. If any repairs are due to neglect or misuse, the
resident will be responsible for the repairs, such as, broken windows,
foreign items in water lines, etc.
